of lot No. thirty and is bounded as follows, to wit:— Beginning at the North East corner lot No. fourteen in the city plat so called, running east four rods, thence South twenty two rods, thence west four rods; thence north twenty two rods to the place of beginning containing eighty eight rods of land, known on the city plat as lot No. thirteen, be the same more or less—— To have and to hold the above granted and bargained premises, with the appurtenances thereof, unto him the said William Felshaw his heirs and assigns forever, to their own proper use and behoof—— And also I the said Joseph Smith Jun. do for myself my heirs executors, and administrators, convenant with the said William Felshaw his heirs and assigns, that at, and until the ensealing of these presents I was well seized of these premises, as a good indefeasible estate in fee Simple, and have good right to bargain and sell the same in manner and form as is above written; and that the same is free from all incumbrances whatsoever— And furthermore I the said Joseph Smith Jun. do by these presents, bind myself and my heirs forever to warrant and defend the above granted and bargained premises, to him the said William Felshaw his heirs and assigns against all lawful claims and demands whatsoever— And I the said
