to Ann Simpson Lot 2 Block 118
This Indenture made and entered into this twenty seventh day of May in the year of our Lord one thousand eight hundred and forty five between and his wife of the county of and state of , of the one part, and Ann Simpson of this city of , county of New York and state of , of the other part witnesseth that the said and his wife for and in consideration of the sum of one hundred and sixty dollars, to them in hand paid the receipt whereof is hereby acknowledged do hereby grant, bargain, sell, convey and confirm unto the said Ann Simpson her heirs and assigns forever all that part or parcel of land situate and being in the county of in the state of , viz: it being a part of Lot number two in Block number one hundred and eighteen of the city of , commencing twenty five feet east from the north west corner of the north East quarter of said Lot, and running thence south five and a half rods, thence east thirty two feet nine inches thence north to the north line of said Lot, thence west to the place of beginning be the same more or less. Together with all and singular the appurtenances thereunto belonging or in anywise appertaining. To Have and Hold the above described premises unto the said Ann Simpson, her heirs and assigns forever. And the said and his wife, their heirs and assigns the aforesaid premises unto the said Ann Simpson, her heirs and assigns against the claim or claims of all and every person whomsoever, do and will warrant and forever <defend> by these presents. In testimony whereof the said and his wife of the first part have hereunto set their hands and seals the day and year first above written.

I notary public for the city of in said do certify that and his wife whose signatures appear to the foregoing Deed, and who are personally known to me to be the persons described in, and who executed the same, did severally acknowledge that they had executed the said conveyance for the uses and purposes therein mentioned. And the said having been by me made acquainted with the contents of the said Deed, and examined separate and apart from her said , acknowledged that she had executed the same and relinquished her dower to the premises therein conveyed voluntarily freely and without compulsion of her said .
In Testimony whereof I have hereunto set my hand and seal of office this 28th day of May in the year of our Lord one thousand eight hundred and forty five.
