To all people to whom these presents Shall come Greeting: Know Ye that we and his wife of the township of County of Geauga and State of Ohio for the consideration of three thousand & twenty two dollars & fifty cents received to our full satisfaction of of , do give grant bargain sell and confirm unto him the said the following described tracts or lots of land situate in the township of , being number Nine in the Ninth Range of townships of the in the State of and which is also in the and is known as part of the McNutt farm and is bounded as follows to wit: Beginning at the west side of the Road twenty three rods north of the northeast corner of Lot No. 3, thence South Seventy seven & 1/2 degrees West twenty rods thence South parallel with the line of the Road to the north line of Lot No. 3 thence on the north line of said lot No. 3 sixty two chains and thirty Eight links to a post, thence north one degree and thirty minutes West to the Southwest corner of Land deeded by Samuel Mc.Bride to thence East on Said s. line to within twenty rods of the highway, thence South four rods, thence Eastwardly to the centre of the highway. thence to the place of beginning. containing Eighty one acres of land. reserving one acre in the Southeast corner of said Lot. being Eight rods on the Chillicothe Road & running twenty rods back parallel to the lines of said Lot— Also another piece or parcel of land situate in County aforesaid and is known as being part of lot No. 2nd. in tract 2 & is bounded as follows, to wit. Beginning twenty rods west of the centre of the highway leading from flats to on Sterry Fisks South line thence Westerly along said Fisks South line to the Southwest corner of said Fisks lot, thence South one degree and thirty minutes East to Land deeded by to Samuel Newcomb, thence Easterly along said Newcombs North line to within twenty rods of the <centre of the> aforesaid highway, thence Northerly to the place of beginning. Containing, twenty two and a half acres of land. Reserving one acre deeded to Ezra Carpenter, one quarter of an acre to Joseph W. Bolster and half an acre to Abner Bolster Senr. be the same more or less but subject to all legal highways—
To have and to hold the above granted and bargained premises with the appurtenances thereof unto him the said his heirs and assigns forever to their own proper use and behoof And I the said do for myself my heirs executors and administrators covenant with the said . his heirs and assigns that at and until the ensealing of these presents I was well seized of the premises as a good indefeasible estate in fee simple and have good right to bargain and sell the same in manner and form as above written and that the same be free of all incumbrences whatsoever. And furthermore the said do by these presents bind myself and my heirs forever to Warrant and defend the above granted and bargained premises to the said his heirs and assigns against all lawful claims and demands whatsoever. And I the said do hereby remise release and forever unto the said his heirs and assigns all my right and title of dower in and to the above described premises.
